About Senior Living in Gurgaon Gurugram has five residential projects sold to people of 55 and above, a sixth that is marketed as senior living and on the record is not, and a price spread inside the genuine five of about ten to one. Both of those matter to a family shopping for a parent, and the second matters more: "senior living in Gurgaon" is not one market, and not everything sold under the phrase is the same product. It is a Rs 1 crore flat in Sohna and a Rs 13 crore flat on Golf Course Extension Road, both sold on the same promise of a nurse, an ambulance and a dining hall. This page lists every one of them, works out what each is charging per square foot against what its own corridor charges for an ordinary flat, and sets out the monthly arithmetic that decides the outcome long after the purchase price is forgotten. A third name, WAL Verde 92, is marketed as senior housing in the same Sector 92 and carries no registration yet; treat it as announced rather than available. A fourth, Ekantam by Yashika in Sector 78, has been filed with the Haryana RERA authority as retirement housing (application RERA-GRG-PROJ-1869-2025, submitted on 11 February 2025 by WAL Buildcon LLP) but has no registration number yet, and the policy allows sale only after registration; listings already quote it from about Rs 1.76 crore. Five of these are age-restricted. One is not. The distinction decides what a family is actually buying, and no listing site draws it. Haryana's retirement housing policy is what turns "senior living" from a marketing word into a regulated product. A scheme licensed under it must carry a dining hall, a medical room and a recreation room of set sizes, and must provide twenty-four-hour ambulance cover, physiotherapy and nursing as mandatory services rather than as amenities. It also restricts ownership to buyers of 55 and above. Pioneer Advait is described as the first Haryana scheme licensed under that policy. DLF Aureva, the Antara residences at Sector 36A, JMS Silver Living and Silverglades Melia First Citizen are all sold as senior housing with the age rule attached. WAL Pravah is the exception, and this page had it wrong in its first version. Nothing on the public record establishes an age restriction or a retirement-policy licence for it, and the same developer's Sector 92 stock is marketed under a sibling name as suiting growing families and working professionals as readily as seniors. What it has is barrier-free design, a wellness clubhouse and a spa. Those are real and worth having. They are not a nurse at three in the morning, and its price says so: at roughly Rs 11,000-12,000 per sq ft it is priced as a good ordinary New Gurgaon flat, not as a community with staff. So the question that separates the two products is short: is the scheme licensed under the retirement housing policy, and if not, which of the mandatory services does it contract for anyway, and with whom? Ask it first, of any of them. What the senior label costs, per square foot The useful question is not what these flats cost. It is what they cost against an ordinary flat on the same road. This site publishes its own rate bands for each Gurugram corridor, so the comparison can be made honestly.
