About Pardos Sakura Sector 90 Gurgaon Not registered yet. This project has no RERA registration on record (see the registration line on this page). Until it is registered, the builder may not advertise, book or sell it, so this page gives no price of its own and no booking steps. Any figure quoted below is what brokers are circulating, set out so you can check it, not an offer. We will add the registration number here when it is issued. Updated 4 October 2026. In short: Pardos Sakura is a planned group of 3 and 4 BHK apartment towers in Sector 90, New Gurgaon, on about 14.53 acres of land at village Hayatpur. The company behind it is Pardos Craft Homes Pvt Ltd, which sells under the Pardos name. As of 4 October 2026 it is not registered with HRERA Gurugram: the authority has published a public notice of the company's application to register "Sakura", a mixed land use colony in Sector 90, and no registration number has been issued. Channel-partner websites are already quoting Rs 13,500 per sq ft, or about Rs 2.50 crore for a 1,850 sq ft 3 BHK. That is a broker quote for a project that cannot yet be lawfully sold, and it is about 20 per cent above what Sector 90's existing flats trade at. Not yet, and that decides everything HRERA Gurugram publishes a public notice when a promoter applies to register a project, so that anyone with an objection can raise it. Such a notice has gone up for "Sakura", a mixed land use colony in Sector 90 being developed by M/s Pardos Craft Homes Private Limited. That tells you three useful things: the project is real, the promoter's legal name, and that the paperwork is moving. What it does not give you is a registration number, and without one the Real Estate (Regulation and Development) Act says a promoter may not advertise, market, book or sell any unit, or invite anyone to invest in it. So if someone asks you for an expression-of-interest cheque, a "token" or a booking amount for Pardos Sakura today, the money sits outside every protection the Act gives a buyer: no escrow rule, no registered agreement for sale, no registered completion date and no authority to complain to about this project. The useful thing to do with a Sakura enquiry today is to note the promoter's name and wait for the certificate. When it comes, check that the land area (14.53125 acres), the licence numbers and the company name on it match what you were told. Pardos Sakura price, and what Rs 13,500 per sq ft means in Sector 90 No price has been published by the promoter. Several channel-partner websites quote the same figures: Rs 13,500 per sq ft, and a 1,850 sq ft 3 BHK at Rs 2.50 crore, with larger units "on request". Those two agree: 1,850 x Rs 13,500 is Rs 2.4975 crore, so the headline is simply the rate times the smallest flat. At the same rate the marketed sizes work out like this: Unit, as marketed Size At Rs 13,500 per sq ft 3 BHK + 2T 1,850 sq ft About Rs 2.50 crore 3 BHK + 3T 2,100 sq ft About Rs 2.84 crore 3 BHK + 3T + servant + study 2,400 sq ft About Rs 3.24 crore 4 BHK + 4T + servant 3,000 sq ft About Rs 4.05 crore 4 BHK + 4T + study 3,500 sq ft About Rs 4.73 crore These are our multiplications of a broker quote, before preferential location charges, club fees, parking, GST and stamp duty. They are not a price list, and a project that is not registered has no lawful price list yet. Now compare. On this site's own reading, the Sector 90 Gurgaon flat price averages about Rs 11,050 to Rs 11,150 per sq ft, inside a band of Rs 9,850 to Rs 11,900, with asking prices of about Rs 11,000 to Rs 13,000. DLF New Town Heights 1 trades near Rs 10,250 and Green Court near Rs 10,450. Rs 13,500 is about 20 per cent over the sector's average and above the top of its asking band. A new launch with fresh specifications usually sells at a premium to older societies, so that is not unreasonable in itself, but it means the case for Sakura rests on what it delivers that a resale flat next door does not. Our flats in Sector 90 Gurgaon guide has the society-by-society rates. 14.53 acres, 761 flats: the density arithmetic The environmental clearance proposal gives the land as 14.53125 acres, about 6.33 lakh sq ft. The marketing claims 9 towers and 761 flats, 265 in a first phase and 496 in a second. That is about 52 flats an acre, or roughly 830 sq ft of land behind each flat. If the average flat is around 2,400 sq ft of super area, the towers add up to about 18 lakh sq ft of saleable space, close to three times the land. That is high for a Gurgaon group housing society and consistent with the extra floor area allowed in a transit-oriented colony, which is how the clearance papers describe this one. It is not a problem in itself, but it does mean taller towers and a busier site than the Japanese-garden imagery in the marketing suggests. The 10 per cent commercial share also means shops inside the colony, which some families want and some do not. The unit count and tower count come from the marketing only. The registration, when granted, will carry the sanctioned numbers. Who is Pardos? The developer behind Sakura The legal promoter is Pardos Craft Homes Pvt Ltd. The project is sold under the wider Pardos name (the brand appears as Pardos Real Estate and is also searched as Pardos Realty), which also turns up in searches for other projects, such as Pardos Okas. We could not find a completed group housing society delivered under the Pardos name on the HRERA record, and we could not read a delivery history on the group's website. That does not make the project unsound; plenty of Gurgaon societies are built by companies doing their first large project. It does mean you have no track record to lean on, so the registration's escrow account, its completion date and the quarterly progress reports become your protection. Ask the promoter, in writing, which projects it has delivered and where. Sector 90 Gurgaon location: what is around it Sector 90, Gurugram, is part of the New Gurgaon belt, and the land for Sakura lies in the revenue estate of village Hayatpur. The Sector 90 Gurgaon location is a settled residential one: DLF New Town Heights 1, DLF Regal Gardens, Green Court and Shree Vardhman Flora are all finished societies in the sector, so schools, shops and daily services already exist. Searches for Sector 90 Gurgaon society and Sector 90 Gurgaon reviews are about a lived-in sector, not a field, and the residents' associations of those societies are the best reviewers you will find. Marketing pages describe Sakura as "near Dwarka Expressway and NH-48". Both are true in the sense that they are the nearest highways; check the drive times at the hour you will make them. If you only need a 2 BHK in Sector 90 Gurgaon, Sakura is not your project, since it is marketed as 3 and 4 BHK only; the sector's existing 2 BHKs resell from about Rs 67 lakh to Rs 1.1 crore. Rents in the belt are covered on flat for rent in New Gurgaon. Pros and cons Pros A large, single parcel of 14.53 acres in a settled residential sector The registration application is on the public record, under a named promoter Bigger 3 and 4 BHK sizes than most of Sector 90's existing stock Environmental clearance recommended for the colony A fresh build in a sector of older towers Cons Not registered: no lawful booking, price list or completion date yet The quoted Rs 13,500 per sq ft is about 20 per cent above the sector's average Every unit, tower and payment-plan detail comes from channel partners, not the promoter No delivered Pardos group housing project we could find About 52 flats an acre, a dense layout for the price Our view Pardos Sakura is a real proposal on real land, and it is at the stage where the honest answer to "should I book" is "not yet, you can't". Wait for the HRERA certificate. When it comes, read the sanctioned unit count, the completion date and the promoter's other projects, then set the first price list against Sector 90's resale flats. If Sakura's price is still about 20 per cent above them, you are paying that for a new building and bigger rooms from a promoter without a delivery record. That can be worth it, but only with registration, escrow and a fixed date behind it. Our luxury apartments page lists registered alternatives in the same budget.
