About Nehlia Santo Hills Farmhouse Neemrana Nehlia Santo Hills is a large managed farmhouse and resort project coming up near Neemrana in Rajasthan, on the Delhi–Jaipur belt of NH-48. The plan is spread over about 75 acres. It is being sold as a gated, professionally managed farmhouse community, so you own a farmhouse plot but the roads, greens, security and resort areas are run and maintained by the project team. The developer is positioning it as one of Delhi NCR's first luxury managed farmhouse addresses, with a full resort zone inside the township. Phase 1 is open now. That works out to roughly ₹1.37 crore for a plot on the base rate, before the extra heads like CLU and development charges. Below is the price, the location, the amenities, the rental angle and an honest view for buyers. What you are actually buying This is a farmhouse plot inside a managed township, not a ready villa. You buy the land parcel (1,250 sq yd in Phase 1) and can build your farmhouse on it later, or hold the plot as land. The township carries the shared parts: a grand entry, wide internal roads, water and power lines, street lighting, security, landscaping and a large central resort zone with a lake, waterfalls, a club and a hotel-style block. The brochure also shows 1 BHK luxury cottages inside the 5-acre resort area. Location and connectivity The project sits in the Santo Hills pocket near Neemrana, Rajasthan, just off NH-48 (the old NH-8).
