About Nitara One Good Earth Sector 71 Gurgaon Updated 4 October 2026. In short: Nitara One Good Earth is not a society or a tower. It is a set of stilt-parked builder floors that Nitara Projects Limited, a Gurugram floor builder, puts up one plot at a time inside One Good Earth, a DDJAY plotted colony in Sector 71 on the Southern Peripheral Road. Nitara's own page lists eight plots there, every one of 179 sq yd, every floor a 3 BHK with a servant room, priced from Rs 2.35 crore and up to Rs 2.75 crore. That is about Rs 14,600 per sq ft if you divide by the plot's own 1,611 sq ft, and more on the floor's real area, which Nitara does not publish. Trehan builds in the same colony, and our page on Trehan Luxury Floors in Sector 71 covers its floors. The floors have no RERA number of their own; the colony does. Nitara One Good Earth in numbers Item What is on record Builder of the floors Nitara Projects Limited, Gurugram Colony One Good Earth, a DDJAY plotted colony at Fazilpur Jharsa, Sector 71, Gurugram Colony developer Raj Buildwell Pvt Ltd, which an HRERA document now names as Good Earth Plotted Development Pvt Ltd Colony registration HRERA Gurugram RC/REP/HARERA/GGM/515/247/2021/83; licence 33 of 2021 Colony size About 13.68 to 14.2 acres; 207 to 210 plots of roughly 165 to 179 sq yd Nitara's plots Eight entries on its page: 32, 33, 38, 106, 108, 123-124, 152 and 155 Plot size 179 sq yd each, which is 1,611 sq ft or about 150 sq m Home 3 BHK plus servant room, one home per floor; top floor with terrace Price Rs 2.35 crore onwards on six plots, Rs 2.60 crore on plot 38, Rs 2.75 crore on plot 108 Floor area Not published by Nitara Status Under construction on Nitara's project page; three plots stamped sold out Possession date, payment plan Not published One Good Earth: the colony under the floors Start with the colony, because both Nitara and Trehan sell inside it and neither of them owns it. One Good Earth is a plotted colony licensed under the Deen Dayal Jan Awas Yojana, Haryana's affordable plotted-housing policy, on land in Fazilpur Jharsa village that now falls in Sector 71. The full postal form people search for, One Good Earth, Fazilpur Jharsa, Sector 71, Gurugram, Haryana, is that colony. Its developer was Raj Buildwell Pvt Ltd, which is why some pages call it Raj One Good Earth; an HRERA document on the authority's site names the company as Good Earth Plotted Development Pvt Ltd, formerly Raj Buildwell, and cites licence 33 of 2021. The colony's registration is RC/REP/HARERA/GGM/515/247/2021/83. The sources disagree a little on size. One record gives 14.2 acres and 207 plots, another 13.6775 acres and 210 plots of about 165 to 179 sq yd. Both work out to roughly 315 to 332 sq yd of colony land for every plot, which means a little over half the land is in plots and the rest is roads, parks and community sites. That is a normal DDJAY layout, and it is a fair sign the open space on the plan is real. The number that matters most is 179 sq yd. That is 1,611 sq ft, or just under 150 sq m, and 150 sq m is the largest plot a DDJAY colony allows. So every Nitara plot here is a full-size DDJAY plot, and a builder floor on it is a building of four homes over stilt parking, one family to a floor. Paperwork comes in two layers. The colony layer is the licence, the registration, the roads and services and their handover to the municipal body. The building layer is the sanctioned plan for your plot, its date and, at the end, the occupation certificate. Nitara answers for the second; the colony company answers for the first. Nitara or Trehan in One Good Earth? People search "Trehan One Good Earth Sector 71" and "Nitara One Good Earth Sector 71" as though they were two projects. They are two builders working on separate plots of the same colony, selling the same basic thing: a 3 BHK floor on a 179 sq yd plot off the Southern Peripheral Road. The differences are in the detail and in what is finished. Point Nitara floors Trehan floors Plot 179 sq yd 179 sq yd Home 3 BHK plus servant room 3 BHK; ground floor with basement, top with roof Builder's price Rs 2.35 to 2.75 crore From Rs 2.18 crore; ready first floor Rs 2.40 crore Floor area published None 1,393 sq ft of living area Stage Under construction on the builder's page Sold as ready to move; a deep resale market Extras the builder lists 10-year seepage warranty, Italian stone flooring, modular kitchen, post-delivery service Italian marble, modular kitchen, ACs, home automation The Trehan figures are from our Sector 71 page, read on 26 September 2026, where resale floors in the colony asked Rs 2.13 crore to about Rs 2.9 crore. Nitara's Rs 2.35 crore sits in the middle of that band for a floor you wait for. So the honest question is whether Nitara's warranty and finish are worth paying a finished-floor price for something still being built. If you can walk into a ready floor nearby for the same money, the wait has to buy you something you can name. Nitara One Good Earth price, plot by plot Nitara's page prices each plot, not each floor, so read "onwards" as the cheapest floor in that building. The ground or top floor will usually cost more. Plot Size Home Price on Nitara's page Per sq ft on the plot's 1,611 sq ft 32, 106, 123-124 179 sq yd 3 BHK + servant Rs 2.35 Cr onwards About Rs 14,590 33, 152, 155 (stamped sold out) 179 sq yd 3 BHK + servant Rs 2.35 Cr onwards About Rs 14,590 38 179 sq yd 3 BHK + servant Rs 2.60 Cr onwards About Rs 16,140 108 179 sq yd 3 BHK + servant Rs 2.75 Cr onwards About Rs 17,070 A warning on that last column. A floor cannot be as big as its plot, because setbacks and the stair and lift core take their share, so dividing by 1,611 sq ft flatters the rate. Trehan gives 1,393 sq ft of living area for its floors on the same plot size. If a Nitara floor is about that size, Rs 2.35 crore is roughly Rs 16,870 per sq ft and Rs 2.75 crore about Rs 19,740. Ask Nitara for the carpet area off the sanctioned plan before you compare it with any flat. One more way to see the price: four floors at Rs 2.35 crore is Rs 9.40 crore for one 179 sq yd plot's building, about Rs 5.25 lakh for every square yard of plot. Listing pages carry other sizes and other asks for this name. We have used the builder's own figures as the headline. Add the costs on top: GST at 5 per cent on a floor bought under construction, about Rs 11.75 lakh on Rs 2.35 crore, and none on a finished floor with its occupation certificate; Haryana stamp duty of 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly; and TDS of 1 per cent above Rs 50 lakh. Entry 123-124 names two plot numbers against one 179 sq yd size, so ask which plot your floor actually stands on. Is Nitara One Good Earth RERA registered? Not on its own, as far as we could find on 4 October 2026. The registration in circulation, GGM/515/247/2021/83, belongs to the plotted colony. One building of four homes on a plot of 150 sq m or less normally falls outside the RERA Act under Section 3(2)(a), which exempts projects on land up to 500 sq m or with eight homes or fewer. That is lawful, but it means no escrow account and no registered completion date protects your money. Ask in writing which company signs your agreement and whether it relies on that exemption. The stilt-plus-four freeze matters more. On 2 April 2026 the Punjab and Haryana High Court stopped the state from going ahead with its stilt-plus-four policy for residential plots, and later limited that order to Gurugram district. On 21 July 2026 the Town and Country Planning Department put further stilt-plus-four approvals on hold. Our explainer on stilt plus 4 floors in Gurgaon has the detail. A building whose plan was sanctioned before 2 April 2026 stands on firmer ground than one still waiting, and one plot's sanction tells you nothing about the next. For your plot, ask for the sanction letter and its date, the number of floors it approves, and later the occupation certificate. The colony's registered completion date is quoted on one broker page as 30 March 2026; HRERA's quarterly progress record for the colony will show whether its roads, sewers and parks are actually done. Sector 71 and the Southern Peripheral Road Sector 71 lies along the Southern Peripheral Road between Sohna Road and Golf Course Extension Road, with Sector 70A next door. Nitara's own distances: 1.64 km to Sohna Road, 1.2 km to Euro International School, 1.3 km to Indrashila Hospital, 3.1 km to Vatika Business Centre and 4.4 km to M3M Corner Walk. It also says 2.72 km to NH-8; check that on a map, because the national highway meets the SPR well to the west. There is no metro in the sector today. The high-rise neighbours include Birla Pravaah and Signature Global Cloverdale SPR; the sector's flats and rates are on our flats in Sector 71 Gurgaon page, and the corridor as a whole on our Southern Peripheral Road page. What does a floor here rent for? Floors in the colony let for about Rs 43,000 to Rs 59,000 a month on our Trehan count in September. On Rs 2.35 crore, Rs 45,000 a month is a gross yield of about 2.3 per cent. This is a home to live in, not an income buy. About Nitara Projects Limited Nitara Projects Limited builds independent floors and villas on single plots it acquires inside other developers' colonies, and takes construction contracts for plot owners. Its site lists floors in Adani Samsara and Emaar Emerald Hills on Golf Course Extension Road alongside One Good Earth. That model has a strength and a weakness. A floor builder that works plot by plot carries less risk than a tower developer stretched across one big site. But there is no single large project to judge it by, and no RERA record to read. For anyone searching Nitara reviews or wondering who the Nitara Group is, the test is the same: visit two of its finished buildings, talk to the owners, and search the HRERA Gurugram complaint list for the company name before you pay. We have not found a delivered One Good Earth building by Nitara to point you to. Pros, cons and our view Pros A 3 BHK with a servant room on a full 179 sq yd DDJAY plot, one home per floor Builder's price is published plot by plot, from Rs 2.35 crore The colony is licensed and registered, with Trehan's finished floors next door as a check on quality and price Sohna Road, schools and a hospital within about 2 km A 10-year seepage warranty on the builder's page; get it written into your agreement Cons No floor area, carpet area, payment plan or possession date published No RERA registration for the buildings; the number in circulation is the colony's The Gurugram stilt-plus-four freeze makes each plot's sanction date decisive, and none is published Rs 2.35 crore buys a floor still being built, at about what a ready floor in the same colony asks No delivered Nitara building in the colony to inspect Rental yield near 2.3 per cent Our view Is a builder floor good to buy in Gurgaon, and are builder floors safe? Here they can be, on paper that you collect yourself. The colony is sound and the address works. Nitara's price is fair for Sector 71 but not cheap, given that a finished floor in the same colony costs about the same. Get the sanction letter and its date for the exact plot, the carpet area and a written possession date. With those, compare it with a ready floor nearby and pay for the wait only if the specification is clearly better.
