About Experion Cascades Sector 88A Gurgaon Experion Cascades is a pre-launch. That is the most useful sentence anyone can tell you about it, and almost nobody writing about this project says it plainly. No HARERA registration number has been published for Sector 88A, which means the price lists, floor plans, unit sizes and possession dates circulating under this name are not the developer's registered offer. They are marketing, and some of them contradict each other. What is reasonably well established: Experion Developers is building on about 7.8 acres in Sector 88A, off the Dwarka Expressway, next to the Haryana government's Global City and Vision City parcels. The plan described across sources is four towers rising to G+40 holding roughly 640 homes — 3 BHK, 3 BHK with servant, and 4 BHK — with a first phase of two towers and about 320 residences. Until the number appears on haryanarera.gov.in, three things follow, and they are practical rather than theoretical. There is no committed completion date. The dates in circulation — September 2030 in some write-ups, August 2031 in others — are estimates. Delayed-possession interest under RERA runs from the date on the registration certificate, and there is no certificate, so there is nothing for it to run from. There is no committed carpet area. RERA forces a promoter to sell on carpet area and to publish the layout. Everything quoted for Cascades today is super area, from brokers, with no carpet figure at all. Money paid now is paid outside the Act's protections. An expression of interest is normally refundable; a booking amount is a different thing. Get the refund terms in writing, and keep whatever you pay at the EOI level until the number is public. None of that means the project is unsound. Experion is a serious developer and the registration will very probably come. It means the stage you are buying at is the riskiest one, and the compensation for that risk should be a price, not a floor plan. The price and the rate cannot both be right Two numbers are quoted everywhere for this project, and they do not agree. Either the entry unit is smaller than 2,050 sq ft, or the entry rate is nearer Rs 15,600 than Rs 17,000, or the headline is stale. Ask for the rate per sq ft and the super area of the specific unit in one sentence, and the ambiguity disappears. Ask only for the price and it will not. The sizes do not settle either: 2,050 to 3,000 sq ft in one set of sources, 1,950 to 3,050 in another. Nor does the clubhouse, which is described as 50,000 sq ft, 70,000 sq ft and 100,000 sq ft by three different pages about the same building. Where three numbers exist for one thing, none of them came from the developer. Where that rate sits in Sector 88A This is the comparison that matters, and it is the one the marketing avoids. Apartments in Sector 88A trade at an average near Rs 12,950 per sq ft, with the sector's plotted stock nearer Rs 12,045. Prices in the sector are reported up about 13 per cent over the year, so the direction is right. But against that average, Cascades at Rs 15,000 is a 16 per cent premium and at Rs 17,000 a 31 per cent premium — payable now, on an unregistered project, for a home arriving in 2030 or 2031. That premium may well be justified. Experion delivered Windchants in Sector 112 and the finished product there is genuinely good; large 3 and 4 BHK stock on this stretch is thin; and the Global City and Vision City parcels next door are the strongest public infrastructure story on the Dwarka Expressway. The point is not that the premium is wrong. The point is that a 16 to 31 per cent premium is what you are paying, and nobody selling this project will put it that way. Cocoa County and Laburnum Victory Floors are two very different products on the same sector, and both can be walked this month. Density, and the one number that is genuinely good Roughly 640 homes on 7.8 acres is about 82 homes per acre, which is dense for Gurugram — Experion's own Windchants sits on 23.4 acres. But density per acre is the wrong measure for how a tower feels to live in. Divide 640 homes across four towers and you get 160 per tower; spread those over roughly forty floors and it comes to about four homes per floor, on layouts of 2,050 to 3,000 sq ft. Four large homes to a floor plate is a genuinely good ratio. It usually means two lift cores per tower rather than one shared bank, corner units with light on two sides, and a lobby that does not queue at eight in the morning.
